Dear Prospective Host, 

We are a property  management company with a slightly different spin! 

Our Mission Statement:

Our goal is to help home owners make significant money by utilizing the UNUSED space in their home! We do this by  pairing UNUSED space in your home with professionals in need of temporary housing.  We do the work, you make the money, and we receive a small percentage for the service.

We are very selective with our client base.  This opportunity is only offered to a limited number of homeowners who meet our personal and home criteria.

Due to this style of management, we are very selective in choosing tenants as well. Great care will go into  the pairing of landlord and tenant to ensure compatibility and a prosperous outcome.  With little initial investment you could be making an extra $5k-7k annually on just one bedroom.

Here's how it works:

We conduct our initial meeting and leave you with a booklet of documents for your review and fill out

Once you have carefully read all documents and evaluated the pros and cons of our proposal, make your decision. If you decide  to come on board, please do the following:

Phase One

  • Send us some pictures of your home

    • The space (s) you would like to rent

      • The bedroom (s) you want to rent

      • The bathroom that is part of the rental

      • The guest's living space

    • Other rooms in the home

      • Kitchen

      • Living Room

      • Utility Room

      • Dining Room

  • If your home meets our qualifications

    • Schedule a phone interview

      • If the interview goes well for both parties:

        • We will email or mail you a packet of documents that goes over everything in great detail.

Phase Two

  • Finalize your preference as to the type of Guest you will accept in your home

  • Finalize your price point for the monthly rental

  • Finalize the amount of annual time as well as shortest/longest term you will rent for

  • Fill out the Host Questionnaire

  • Have all the required bedroom provisions in place

  • Setup and stage your bedroom and your home for the photo shoot

  • Call us with any questions

Phase Three

  • Call us when you are ready to setup Phase Two Meeting

  • We will come over and thoroughly discuss every detail

  • We will enter into the contractual agreement

  • We will review the home and bedroom, if all is in order, we will photograph everything we need for promotional materials

  • We will find your first Guest

  • You will begin to reap the rewards of your decision to join us in this journey!


Privacy Statement: Bedrooms & Beyond Rentals respects and is committed to the privacy of our Hosts.  All personal information obtained is used for the sole purpose of the screening process and account maintenance of your property.  None of the information will be sold, rented, or leased to any third party for any reason.


Q:  What Services do you provide if we come to an agreement??

We have two Management Service packages that we offer; our Basic and our Premium and we are willing to customize either service package when necessary!

 

Below are various line item services that we are willing to provide depending on the Management Service Package that you choose.

·         Draw up personalized Contracts between you and us

·         Interview you in great detail and write your Guest preferences into a contractual addendum

·         Consult and advise on rooms, furniture, amenities, guests and all processes

·         Stage and Photograph the Rental Space, Shared Space and the overall home

·         Photograph the Home

·         Advertise your property·         Find Guest Prospects

·         Interview Guest Prospect

·         Complete Background and Credit Check on Guest Prospect

·         Setup Host /  Guest Meeting when possible (local guests or roommate situations)

·         Book the Guest and sign all legal documents

·         Draw up Host / Guest Contract and obtain signatures

·         Draw up any addendums and get signatures

·         Collect Good Faith Money and apply as partial payment of first month's rent

·         Collect, hold and refund deposit where applicable

·         Collect Rent

·         Pay Host Monthly Rent

·         Administer and collect late fees

·         Provide 1099 to Host (where applicable)

·         Provide General book keeping

·         Provide General budgets and profit/earning projections

·         Photograph Move in conditions

·         Photograph Move out conditions

·         Supervise Move out when possible

·         Mediate between Host and Guest; should any problems arise

·         Remove any guest from premises if they "Fail to Vacate" on proper date

Q:  What we do not do

·         We do not legally evict guests

·         We do not hire lawyers or bill collectors

·         We do not get involved in legal or court related action of any type

·         We are not responsible for unpaid rent and fees

·         We are not responsible for repairs that exceed the security deposit


Q: Can I add or remove certain management services?

Optional Services:  We will consider all possibilities and ideas.

Under certain conditions we will want to adjust the amount of service provided

Q: When & How do I Give My Notice to terminate my management agreement?

  • Required 30 Day Notice to Terminate:  a 30 day notice to terminate is required for management termination regardless of the expiration date of the management contract. 

  • Roll Over Clause: All management contracts automatically roll over to a month-to-month term if NO notice to terminate is received, regardless of the expiration date of the Management Agreement.  Month-to-Month charges will apply. 

  • Sending Your 30 Day Notice:

  • REMEMBER:  When sending your intent to terminate, call to confirm receipt.  Bedrooms and Beyond Rentals is NOT responsible for lost or undelivered notifications due to failed equipment, lost internet connections, lost mail, etc. Bedrooms and Beyond Rentals must "Receive" your signed intent before it can be considered legally valid.  You will be responsible for payment for the full 30 days from the date that we actually "Receive".


 

Q:  What are the Host Home Qualification Standards

Furnished Bedroom with:

·         Bed\box spring/mattress w/water proof mattress protector

·         Dresser and End Table with Lamps

·         Flat screen TV

·         Comforter Set and Blankets

·         Pillows (2) with pillow protectors

·         Bedding ( 2 sets of sheets, pillow cases)

·         Closet and Waist Paper Basket

·         Framed Artwork or Photographs (not family related)

Bathroom with:

·         Jack and Jill Sinks (if shared)

·         Towels, hand towels and washcloths (2 sets )

·         Waste paper basket; scale; starter toilet paper

Kitchen with:

·         Ample Refrigerator space

·         Ample Pantry space

·         Dishes

·         Silverware

·         Cooking pots, pans and utensils

·         Toaster

·         Coffee Maker

·         Blender

Shared Rooms

·         Living Room or Bonus Room

·         Dining Room or Breakfast Nook

·         Office Space (optional)

·         Access to Deck and Lawn (optional)

·         Access to Grill (optional)

·         Additional Closet Space or Storage (Optional)

Amenities:

·         Digital Cable

·         Premium Channels (at least one)

·         Wireless Internet

Optional Amenities (maybe you & Guest to split the charge)

·         Netflix or Similar

·         Sports Channels

Miscellaneous Essentials

·         Keys to home

·         Garage access and remote opener (optional)

·         Host Added Renter Liability Insurance (average $20 year)

·         Renters insurance for guest possessions is Guest responsibility

·         If Monitored Security; written security credentials needs to be provided to guest

·         Fire extinguisher

·         Smoke/Carbon Monoxide detectors

Starter Amounts of:

·         Toilet Paper

·         Hand Soap

·         Paper Towels

·         Laundry detergent (optional)

Additional Non-Standard optional Items for bedroom:
